Aku jawab 3 persoalan tentang PERJANJIAN RUMAH SEWA yang biasa ditanya ^^

hi guys,

ok aku banyak terima wasap dari pelayar blog bertanyakan tentang perjanjian rumah sewa..

1. patut buat ke x patut..
2. berapa salinan kena buat..
3. berapa kos stamping di LHDN..

sebenarnya ada banyak lagi persoalan2.. ok baiklah aku share sedikit hari ni base on 4 soalan diatas

1. Patut buat ke x patut buat??

Jawapannya, wajibul ghunnah.. haha2 jgn serius sangat.. Mesti la patut buat.. kenapa.. kenapa dan kenapa??

aku ringkaskan

  1. Dalam perjanjian tu ada dinyatakan apa tanggungjawab kedua pihak yakni owner (landlord) dan penyewa (tenant).. jadi masing dah tau tanggungjawab.. xde lah bergaduh kemudian hari..
  2. Dalam perjanjian tu juga dimasukkan berapa wang deposit yang dibayar oleh penyewa, tarikh mula sewa dan tarikh tamat sewa.. ini memudahkan kedua pihak.. xde la kelam kabut esok bila time penyewa nak keluar nak tuntut deposit dah bergaduh pula..
  3. Perjanjian sewaan ni juga penting sebagai dokumen tambahan / sokongan yg anda boleh lampirkan semasa anda memohon pinjaman bagi pembelian rumah atau kenderaan 
2. Berapa salinan kena buat?

Jawapannya, biasanya 2 salinan sahaja.. 1 salinan dipegang oleh pemilik dan satu salinan dipegang oleh penyewa..

salinan lain mungkin utk dilampirkan bagi memohon pinjaman / pembiayaan dari bank

dan soalan last yang aku cuba jawab hari ni

3. Berapa kos stamping di LHDN ya?

ok mudah sahaja.. yg ni anda nak hafal pun boleh xhafal pun xde masalah.. just bawa wang secukupnya sahaja semasa anda stamping di LHDN..

ok formulanya mudah sahaja..

(sewaan setahun -  RM2400) / RM250 x Tempoh tahun kontrak

contoh.. sewa RM1000..
(RM12000 setahun - RM2400) / RM250 x 1 tahun sewaan  = RM38.40, katakan RM39

bagi dokumen salinan, stamping hanya RM10..

Jadi jumlah keseluruhan stamping RM49 sahaja 
.
.

Baik lah.. bagi anda yang nak aku bantu buat tenancy.. aku ada sediakan deraf perjanjian sewaan yang biasa aku guna..

Anda bank in sahaja RM30 atau;
kalau anda nak aku bantu buat.. kos upah aku, duit minyak etc hanya RM100 sahaja, siap printing dan pos ke alamat anda.
