A few thing to take into consideration when buy 1st ppty for investment


1. Study strength n weakness off differ market of ppty ie undercons, subsale, auction

2. Find target area.. Identify strength weakness off location ie student area.. estimeted avg of level income (potential tenant) etc

3. Supply of ppty available within target location

4. Do homework.. viewing of several ppty.. upon viewing.. get as much as u can information about ppty... such as size, rental, layout, market value, bank loan etc

5. Prepare financial doc..

6. Base on eligibility loan.. find the best property.. maximise loan capability..
bear in mind.. LTV loan  for 1st n 2nd residential is 90%.. for 3rd onwards is 70%..  
7. Narrow down the target area.. ie focus on 10km radius from our home.. easy to managed.. but now we have subletter.. so another option for investor..

Kisah sewaktu belajar di UiTM Shah Alam... Wang terakhir RM50 dan permulaan kerjaya Ejen Hartanah

Hari ni saya kongsi sedikit kisah sepanjang perjalanan hidup saya.... Ini kisah saya...

Sy mula terlibat dengan dunia hartanah kira2 tahun 2007 (8 tahun yg lalu)



Sy bermula semasa menyambung pengajian degree Pengurusan Hartanah di UiTM shah alam. Secara tidak sengaja kerana ketika itu keadaan mendesak..

Pada 1 ketika.. Rm50 adalah wang terakhir yg sy ada utk dibelanjakan utk tempoh beberapa waktu hingga tamat semester.. jadi sy perlu buat sesuatu..

1 hari sy ternampak iklan Apartment Baiduri, Seksyen 7 untuk dijual (diiklankan oleh tuan rumah).. saya tahu apartment ini sangat laris.. kerana lokasi nya yg sangat dekat dengan UITM..
lantas sy gunakan rm50 utk beli top up..

Dukacitanya apabila sy telefon no yg diiklankan di balkoni rumah trsebut..
tuan rumah telah berjaya menjual sendiri apartment tersebut..



Hampa betul rasa.. dgn modal terakhir rm50 yg telah dilaburkan sy terpaksa mendapatkan kembali klw tidak bersama untung.. sekurang2nya balik modal sudah cukup..

Sy cuba mencari rumah utk disewa.. masa tu sy dapat la 1 listing.. rumah sewa di padanh jawa...

Apa lagi saya tgh terdesak..
Terus la sy mulakan tugasan mencari penyewa..
sy belajar iklankan.. masa tu sy guna gerilla marketing strategi.. sy tampal2 je dimana2 lokasi2 strategik..

Alhamdulillah selang beberapa hari.. dpt prospek penyewa.. tapi cabaran seterusnya pulak datang..

Tuan rumah xmau byr komisen saya.. aduuhhhh...

Hmmm... hmmm



Dgn bantuan sahabat sy.. Padil ejen hartanah..

Sy igt lg masa tu.. sy sedang berhadapan dgn tuan rumah dan penyewa2.. kelu saya xtau nak cakap apa..

sy call padil.. beliau tolong ckpkan.. akhirnya.. penyewa sudi byr sedikit komisen sy (amaunnya 1/2 drpd sewa) dan tuan rumah setuju terima deposit 1bulan shj (biasanya 2bulan sekuriti deposit)..

so alhamdulillah dpt lah sy RM250..



Jadi dari situ lah saya bermula.. merangkak sedikit demi sedikit...

Yg penting teruskan belajar dan bergaul dgn right circle of friend!

- Asah skill investment hartanah..
- Asah skill marketing..
- Negotiation..
- Rule and regulation..
- Letakkan matlamat yg jelas..
- Berani..
- Bersemangat waja dan kental mengharungi segala dugaan dan cabaran..
- Mesti berani membuat keputusan..
berani mengambil risiko (maksud saya calculated risk)
- Restu keluarga terutamanya Mak dan Ayah!

Insyaallah kita boleh berjaya!

walaupun saya dalam waiting list calon yg berjaya temuduga utk Gred jawatan W41


Ayah saya susah hati saya nyatakan hasrat utk resign.. Ayah saya berharap saya dapat kenaikan pangkat atau bertugas sbg Pegawai Tadbir Diplomatik (PTD) ^^.. 

Lama juga saya cuba terangkan hala tuju dan perancangan saya..
Dihari saya menghantar surat peletakan jawatan.. saya telefon ayah saya dan maklumkan serta meminta restu..

Sekarang saya PROBATIONARY ESTATE AGENT berdaftar dengan Lembaga Penilai Pentaksir dan Ejen Hartanah No. Pendaftaran PEA 1352 dan saya bernaung dibawah REAPFIELD PROPERTIES SUBANG JAYA



Saya juga pelabur hartanah.. sasaran saya 5 tahun kehadapan ini saya ingin memiliki hartanah Komersil dengan Nilai RM5,000,000!

Saya ada masa 10tahun utk mencapai kemuncak kerjaya.. selepas itu saya akan berehat dan memfokuskan kepada kerja2 amal.. berjalan2.. tingkatkan momentum ibadah..
Pada tahap ini.. wang dan aset saya akan berkerja keras utk menyara saya dan keluarga..


Seterusnya bersedia menghadapi kematian... kerana secara purata umur umat Nabi Muhammad s.a.w adalah sekitar 60tahun - 70tahun..
