A few thing to take into consideration when buy 1st ppty for investment
1. Study strength n weakness off differ market of ppty ie undercons, subsale, auction
2. Find target area.. Identify strength weakness off location ie student area.. estimeted avg of level income (potential tenant) etc
3. Supply of ppty available within target location
4. Do homework.. viewing of several ppty.. upon viewing.. get as much as u can information about ppty... such as size, rental, layout, market value, bank loan etc
5. Prepare financial doc..
6. Base on eligibility loan.. find the best property.. maximise loan capability..
bear in mind.. LTV loan for 1st n 2nd residential is 90%.. for 3rd onwards is 70%..
7. Narrow down the target area.. ie focus on 10km radius from our home.. easy to managed.. but now we have subletter.. so another option for investor..
